HomeMy WebLinkAboutORDINANCES-1990-108-O-90i 4* 108-0-90 AN ORDINANCE Granting a Variation at 3142 Central Street • WHEREAS, the Evanston Zoning Board of Appeals conducted a public hearing on August 21, 1990, upon the application of the Evergreen Harwoods Profit Sharing Plan, as beneficiary under the First Illinois Bank of Evanston, Trust R- 1722, for variations from the lot area, conversion and non- conforming building regulations of the Zoning Ordinance to permit conversion of the first floor office into a dwelling unit on the property located at 3142 Central Street, Evanston, Illinois, located in an R5 General Residence District;'said public hearing having been conducted pursuant to notice and publication thereof in the manner prescribed by law; and WHEREAS, the Zoning Board of Appeals has recommended that the application for said variation be granted; NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF • THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS: SECTION 1: That, based upon the evidence and testimony presented at the hearing, and upon deliberations and findings of fact contained in the transcript of the Zoning Board of Appeals Case No. 90-31-V(R), the application of the Evergreen Harwoods Profit Sharing Plan, as beneficiary under the First Illinois Bank of Evanston, Trust R-1722, for variations from the lot area, conversion and non -conforming building regulations of the Zoning Ordinance to permit conversion of the first floor office into a dwelling unit on the property located at 3142 Central Street, Evanston, Illinois, and legally described as follows: LOT 6 IN BLOCK 6 IN ARTHUR T. MCINTOSH'S CENTRALWOOD ADDITION TO EVANSTON, BEING A SUBDIVISION OF PART OF FRACTIONAL SECTION II, TOWNSHIP 41 NORTH, RANGE 13, • EAST OF THE THIRD PRINCIPAL MERIDIAN, IN COOK COUNTY, ILLINOIS. is granted, subject to compliance with all other provisions of 1 108-0-90 • n U • the Zoning Ordinance, other applicable laws and the following conditions: 1. The existing use of the first floor of the subject building may be continued subject to the condition of Ordinance 61-0-80, until such time as the conversion authorized herein has occurred; 2. The proposed conversion shall be in substantial compliance with the testimony presented and the plans placed on file in connection with this case; and 3. No exterior changes shall be made to+the building, except for elimination of signage, installation of windows required under the building code and modifications to the front facade for the purpose of enhancing the residential character of said building. SECTION 2: All ordinances or parts of ordinances in conflict herewith are hereby repealed. SECTION 3: This ordinance shall be in full force and effect from and after its passage, approval and publication in the manner provided by law.
