AN ORDINANCE
Granting a Variation from the Elimination and
Conversion Regulations at 2702 Prairie Avenue
WHEREAS, the Evanston Zoning Board of Appeals conducted
I
afpublic hearing on January 16, 1990 and February 20, 1990, upon
thi e application of Steven W. Wilcox, for variations from the
elimination and conversion regulations of the Zoning Ordinance
to permit retention of the rear building and conversion from a
woodworking shop into a single-family dwelling and conversion of
the front building from a single-family dwelling into a two-
family dwelling on the property located at 2702 Prairie Avenue,
Evanston, Illinois, located in an R5 General Residence District;
said public hearing having been conducted pursuant to notice and
publication thereof in the manner prescribed by law; and

i WHEREAS, the Zoning Board of Appeals has recommended
that the application for said variation be granted;
I
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF
THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS:
I SECTION 1: That, based upon the evidence and
testimony presented at the hearing, and
I
upon deliberations and findings of fact contained in the
transcript of the Zoning Board of Appeals Case No.
89-42-V(R), the application of Steven W. Wilcox for variations
f_om the elimination and conversion regulations of the Zoning
i
Ordinance to permit retention of the rear building and
conversion from a woodworking shop into a single-family dwelling
and conversion of the front building from a single-family
dwelling into a two-family dwelling on the property located at
i
2702 Prairie Avenue, Evanston, Illinois, and legally described
as follows:
LOT 4 IN BLOCK 23 IN NORTH EVANSTON, BEING A SUBDIVISION
OF LOTS 11 TO 16 AND WEST 4 3/10 ACRES OF LOT 17 IN
SMITH'S SUBDIVISION OF SOUTH PART OF QUILMETTE RESERVE,
ALSO LOTS 1, 3, AND THAT PART OF LOT 2 LYING BETWEEN
CHICAGO AND MILWAUKEE RAILWAY AND WEST LINE OF LOT 3,
PRODUCED TO NORTH LINE OF SECTION 12, TOWNSHIP 41 NORTH,
RANGE 13, EAST OF THE THIRD PRINCIPAL MERIDIAN, IN
ASSESSOR'S PLAT OF EVANSTON, IN COOK COUNTY, ILLINOIS.

is, granted, subject to compliance with all other provisions of
the Zoning Ordinance, other applicable laws and the condition
i
that the proposed construction shall be in substantial
compliance with the testimony presented and the plans placed on
file in connection with this case.
SECTION 2: All ordinances or parts of ordinances
i
in conflict herewith are hereby repealed.
i SECTION 3: This ordinance shall be in full force
I
and effect from and after its passage,
approval and publication in the manner provided by law.
