AN ORDINANCE
Granting a Variation from the Use and Elimination
Regulations at 721 Dodge Avenue
WHEREAS, the Evanston Zoning Board of Appeals conducted
• a public hearing on December 19, 1989, upon the application of
Angelo Palanti, contract purchaser, for variations from the use
and elimination provisions of the Zoning Ordinance to permit
use of the cellar and first floor of the existing building for a
radio, television and video cassette recordef repair shop, an
office for accountants, lawyers, architects, insurance brokers,
computer programmers, surveyors, or other business and
professional offices which have environmental and vehicular
impacts not in excess of those heretofore listed on the property
located at 721 Dodge Avenue, Evanston, Illinois, located in an
R5 General Residence District; said public hearing having been
conducted pursuant to notice and publication thereof in the
manner prescribed by law; and
WHEREAS, the Zoning Board of Appeals has recommended
0 that the application for said variation be granted;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF
THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS:
SECTION 1: That, based upon the evidence and
testimony presented at the hearing, and
upon deliberations and findings of fact contained in the
transcript of the Zoning Board of Appeals Case No.
89-39-V(R), the application of Angelo Palanti, contract
purchaser, for variations from the use and elimination
provisions of the Zoning Ordinance to permit use of the cellar
and first floor of the existing building for a radio, television
and video cassette recorded repair shop, an office for
accountants, lawyers, architects, insurance brokers, computer
• programmers, surveyors, or other business and professional
offices which have environmental and vehicular impacts not in
excess of those heretofore listed on the property located at

721 Dodge Avenue, Evanston, Illinois, and legally described as
follows:
LOT 3 IN BLOCK 1 IN STANLEY AND COMPANY'S SECOND DODGE
AVENUE SUBDIVISION OF THE SOUTH HALF OF THE SOUTH HALF
OF THE NORTHWEST QUARTER OF THE SOUTHEAST QUARTER OF
SECTION 24, TOWNSHIP 41 NORTH, RANGE 13 EAST OF THE
THIRD PRINCIPAL MERIDIAN, IN COOK COUNTY, ILLINOIS.
is granted, subject to compliance with all other provisions of
the Zoning Ordinance, other applicable laws and the following
conditions:
1. Treatment of the building showroom window and
any associated display area shall minimize any
conflict with the surrounding residential
neighborhood and shall exclude any paper signs,
any equipment in disrepair, and any view from
the exterior of any repair area that may be
located on the first floor of said building;
2. The applicant shall have a copy of the adoptive
Ordinance recorded by the County Recorder of
Deeds, and a copy of said recorded adoptive
Ordinance shall be furnished to the City Law
Department and Department of Building and
Zoning, prior to occupancy of the building by
any of the aforementioned uses.
SECTION 2: All ordinances or parts of ordinances
in conflict herewith are hereby repealed.
SECTION 3: This ordinance shall be in full force
and effect from and after its passage,
approval and publication in the manner provided by law.
