AN ORDINANCE
Granting a Variation and a Special Use
at 1744 Darrow Avenue
• WHEREAS, the Evanston Zoning Board of Appeals (ZBA)
conducted a public hearing on January 15, 1991, upon the
application of the Bethel African Methodist Episcopal Church
for variations from the front yard, rear yard, floor area ratio
and non -conforming building regulations of the Zoning Ordinance
to permit construction of an addition to the existing church,
and for a special use for expansion of the church on property
located at 1744 Darrow Avenue, in an R5 General Residence
District; public hearing having been conducted pursuant to
notice and publication thereof in the manner prescribed by law;
and
WHEREAS, the Zoning Board of Appeals has recommended
that the application for said variation and special use be
• granted;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF
THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS:
SECTION 1: That, based upon the evidence and
testimony presented at the hearings, and
upon deliberations and findings of fact contained in the
transcript of the Zoning Board of Appeals Case No. 90-54-
V&SU(R), the application of the Bethel African Methodist
Episcopal Church for variations from the front yard, rear yard,
floor area ratio and non -conforming building regulations of the
Zoning Ordinance to permit construction of an addition to the
existing church, and for a special use for expansion of the
church on property located at 1744 Darrow Avenue, in an R5
General Residence District; and legally described as follows:
• LOTS 1, 21 AND 3 IN MOHLIN'S SUBDIVISION OF THE EAST
89.8 FT. OF LOTS 1 AND 2 IN BLOCK 3 IN MERRILL
LADD'S SECOND ADDITION TO EVANSTON, BEING A
SUBDIVISION OF THE WEST 1/2 OF THE SOUTHWEST 1/4 OF
THE NORTHEAST 1/4 OF SECTION 13, TOWNSHIP 41 NORTH,
RANGE 13, EAST OF THE THIRD PRINCIPAL MERIDIAN IN
COOK COUNTY, ILLINOIS.

is granted, subject to compliance with all other provisions of
the Zoning Ordinance, other applicable laws and the following
conditions:
• 1. A lease with the City for 28 off-street parking spaces
in the City parking lot located at the southwest corner
of Dodge Avenue and Church Street, shall be secured and
thereafter maintained, or, in the alternative, said
off-street parking spaces shall be provided at some
other location in full compliance with the requirements
of the Zoning Ordinance, or the variations and special
use granted herein shall terminate; and
2. the proposed construction shall be in substantial
compliance with the testimony, plans and
documents placed on file in connection with this
case.
SECTION 2: All ordinances or parts of ordinances
in conflict herewith are hereby repealed.
SECTION 3: This ordinance shall be in full force
and effect from and after its passage,
approval and publication in the manner provided by law.
