HomeMy WebLinkAboutORDINANCES-1991-013-O-911 "-)UJ1. 2-14-91 2/27/91 13-0-91 AN ORDINANCE Granting a Variation and a Special Use at 1600 Ridge Avenue • WHEREAS, the Evanston Zoning Board of Appeals (ZBA) conducted a public hearing on January 15, 1991, upon the application of The Board of Pensions of United Methodist Church, Inc., as beneficiary under the Northwest Bank of Chicago, Trust 10-085660-8, for a variation to permit release from condition 4 of Ordinance 17-0-57 to permit one driveway to be served by two curb cuts on Davis Street and for a special use to permit construction of a two-story mechanical room, portico and covered walkway for the present headquarters building on the property located at 1600 Ridge Avenue, in an R5 General Residence District and R1 Single-family Residence District; public hearing having been conducted pursuant to notice and publication thereof in the manner prescribed by law; and • WHEREAS, the Zoning Board of Appeals has recommended that the application for said special use and variation be granted; NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS: SECTION 1: That, based upon the evidence and testimony presented at the hearings, and upon deliberations and findings of fact contained in the transcript of the Zoning Board of Appeals Case No. 90-57- V&SU(R), the application of The Board of Pensions of United Methodist Church, Inc., as beneficiary under the Northwest Bank of Chicago, Trust 10-085660-8, for a variation to permit release from condition 4 of Ordinance 17-0-57 to permit one driveway to be served by two curb cuts on Davis Street and for a special use • to permit construction of a two-story mechanical room, portico and covered walkway for the present headquarters building on the property located at 1600 Ridge Avenue, in an R5 General Residence District and R1 Single-family Residence District; and 1 legally described as follows: THE 120 FEET NORTH AND ADJOINING THE SOUTH 148 FEET OF BLOCK 69 IN EVANSTON IN SECTION 18, TOWNSHIP 41 NORTH, RANGE 14 EAST OF THE THIRD PRINCIPAL MERIDIAN, IN COOK COUNTY, ILLINOIS; ALSO, • LOTS 1, 21 9 AND 10 IN THE RESUBDIVISION OF THE RESUBDIVISION OF LOTS 1 AND 2 AND THE SOUTH 73 FEET OF LOTS 3 AND 4 IN BLOCK 69 IN EVANSTON IN SECTION 18, TOWNSHIP 41 NORTH, RANGE 14 EAST OF THE THIRD PRINCIPAL MERIDIAN, ACCORDING TO THE PLAT THEREOF RECORDED FEBRUARY 91 1899, AS DOCUMENT NO. 2783264, IN COOK COUNTY, ILLINOIS; ALSO THE PRIVATE ALLEY SITUATED NORTH OF AND ADJOINING LOT 10 OF SAID RESUBDIVISION. is granted, subject to compliance with all other provisions of ' the Zoning Ordinance, other applicable laws and the following conditions: 1. The proposed construction shall be in substantial compliance with the testimony presented and the plans placed on file in connection with this case; 2. Signage shall be installed for the proposed circular driveway to direct one-way traffic on said driveway; 3. Motor vehicles exiting from the parking structure shall be required to exit the site • via the public alley opening on Asbury Avenue, instead of the alley opening on Church Street and the Police Department, or such officers as may be assigned by the Chief of Police, shall enforce this condition, except that said condition shall not apply if the Traffic Engineer makes a finding that this condition does not serve the public health, safety and welfare or poses a hazard or danger to any person on or off the property. SECTION 2: All ordinances or parts of ordinances in conflict herewith are hereby repealed. SECTION 3: This ordinance shall be in full force and effect from and after its passage, approval and publication in the manner provided by law.
