Granting a Variation and a Special Use
at 1501 Greenleaf
WHEREAS, the Evanston Zoning Board of Appeals (ZBA)
conducted a public hearing on May 19, 1992 upon the application
by David J. Bond for variations from the lot area and off-street
parking regulations of the Zoning Ordinance and for a special
use to permit establishment of a dwelling unit on the first floor
on property located at 1501 Greenleaf in a B1 Business District;
said public hearing having been conducted pursuant to notice and
,publication thereof in the manner prescribed by law; and

WHEREAS, the Zoning
Board of Appeals has
recommended
that the application for said
variation and special
use be
granted;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF
THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS:
SECTION 1: That, based upon the evidence and
testimony presented at the hearing, and
upon deliberations and findings of fact contained in the
transcript of the Zoning Board of Appeals Case No. 92-8-V&SU(R),
upon the application by David J. Bond for variations from the lot
area and off-street parking regulations of the Zoning Ordinance
and for a special use to permit establishment of a dwelling unit
on the first floor on property located at 1501 Greenleaf in a B1
Business District; and legally described as follows:

"LOT 1 (EXCEPT THE WEST 15 FEET THEREOF) IN
BLOCK 4 IN PITNER'S ADDITION TO EVANSTON
BEING A SUBDIVISION OF THE NORTHEAST 1/4 OF
SECTION 24, TOWNSHIP 41 NORTH, RANGE 13 AND
THE NORTHWEST 1/4 OF SECTION 19, TOWNSHIP 41
NORTH, RANGE 14, EAST OF THE THIRD PRINCIPAL
MERIDIAN, IN COOK COUNTY, ILLINOIS."
is granted, subject to compliance with all other provisions of
the Zoning Ordinance, other applicable laws and the following
condition:
1. The proposed construction shall be in substantial
compliance with the testimony presented and the
plans placed on file in connection with this case.
SECTION 2: All ordinances or parts of ordinances
in conflict herewith are hereby repealed.
SECTION 3: This ordinance shall be in full force
and effect from and after its passage,
approval and publication in the manner provided by law.
