AN ORDINANCE
Granting Certain Variations from Requirements of the
Zoning Ordinance with Respect to Property Located at
�j 1500-20 Ridge Avenue, Evanston, Illinois
WHEREAS, on November 4, 1975 and December 16, 1975 the Zoning Board of
11Appeals conducted a public hearing upon the application of James D. Hemphill
;(contract purchaser) for variations from the lot area, front yard and side yard
;,requirements of the Zoning Ordinance to permit the City Council to consider a

:proposed resubdivision of the property into eight (8) buildable lots on the

,,property located at 1500-20 Ridge Avenue, Evanston, Illinois, an Rl Single-
,i
;:Family Residence District, said public hearing having been conducted pursuant to;
, I
:{notice and publication thereof as provided by law; and
j WHEREAS, the Zoning Board of Appeals has recommended that such relief
i,be granted;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF

!EVANSTON, COOK COUNTY, ILLINOIS:

SECTION 1: That the application of James D. Hemphill (contract purchaser)
i
for variations from the lot area, front yard and side yard
:'requirements of the Zoning Ordinance to permit the City Council to consider a
';proposed resubdivision of the property into eight (8) buildable lots on property,
,located at 1500-20 Ridge Avenue, Evanston, Illinois, and legally described as
i
Lots 1 and 2 in Kedzie's Resubdivision of Block 56 in Evanston in '
!` the Southwest Quarter of Section 18, Township 41 North, Range 14 '
} East of the Third Principal Meridian in Cook County, Illinois
its hereby granted subject to compliance with all other provisions of the Zoning
I;Ordinance, other applicable Paws and the following conditions:
d 1. That the property shall be subdivided in accordance with the plat
t� of survey submitted to the Zoning Board of Appeals and identifed as
i Exhibit 4,including the variations from the corner side yard requirements;
applicable to the south property line fronting on Grove Street, so as to
require only a fifteen foot rather than a twenty foot side yard; and
2. That a minimum building setback of fifteen (15) feet shall be main-
tained from the common boundary line for proposed lots 7 and 8.

SECTION 2: The Director of Inspections and Permits is hereby directed
and ordered to grant such permits as shall be required to
effectuate the provisions of this ordinance.
