AN ORDINANCE
Amending The Evanston Zoning Ordinance,
1960, As Amended, To Revise The
Provision Of Section XA As They Pertain
To Off -Street Loading Berths For Existing
Structures Which Are Enlarged Or Altered
Or Subject To A Change In Use
WHEREAS, the Zoning Amendment Committee conducted a
public hearing on August 4, 1976 to consider amending the Zoning
Ordinance as it pertains to off-street loading berths for
existing structures which are enlarged, altered, or changed as
to use, pursuant to notice and publication thereof in the manner
provided by law; and

findings and recommendations
to the City Council
of the City of
Evanston;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF
THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS:
SECTION 1: That Section XA of the Evanston Zoning
Ordinance, adopted November 21, 1960 as
amended, be further amended to read as follows:
"SECTION X. Off -Street Loading and Off -Street Parking
A. Off -Street Loading
In connection with any structure hereafter erected, or in
• which additional dwelling units are created, off-street

loading berths shall be provided meeting all the minimum
• requirements of this Section X. Whenever any structure is
either altered so as to increase the "FLOOR AREA --for
determining off-street parking and loading requirements,"
as defined herein, or a use or uses (as set forth in
Section X.A.8.) are changed, or both, so as to increase the
minimum loading requirements, as calculated by application
of the formulae in Section X.A.8., loading berths shall be
provided equal to the amount of the resulting increase,
provided that in no case shall more berths be required than
necessary to meet the minimum requirements as set forth in
Section X.A.8. Loading berths accessory to buildings and
uses which.exist on the effective date of this ordinance
• shall not be reduced to less than the number required under
Section X. for buildings hereafter erected.
1. LOCATION
All required loading berths shall be off-street and
shall be located on the same lot as the building to
be served. No permitted or required loading berth
shall be located within 25 feet of the nearest point
of intersection of any two street lot lines, nor shall.
it be located in a required front or side yard.
2. SIZE
Unless otherwise specified in this ordinance or amend-
ment thereto, a required loading berth shall be at

least ten feet in width by at least 25 feet in length,
exclusive of aisle and maneuvering space, and shall
• have vertical clearance of at least 14 feet.
3. ACCESS
Each required loading berth shall be served by appro-
priate means of vehicular access to a street or alley
in a manner which will least interfere with traffic
movements as determined by the Traffic Engineer.
4. SURFACING
All open loading berths shall be improved with a com-
pacted macadam base not less than seven inches thick,
or equal, surfaced with not less than two inches of
asphaltic concrete or some comparable all-weather,
• dustless material.
5. REPAIR AND SERVICE
No storage of any kind, nor motor vehicle repair work or
service of any kind, shall be permitted within any re-
quired loading berth.
6. SPACE ALLOCATED
Space allocated to a required loading berth shall not
be used to satisfy any requirement of this ordinance
for off-street parking spaces.
7. SPECIAL USES

8. REQUIRED OFF-STREET LOADING BERTHS
a. Auditorium, exhibition hall, theatre, sports
arena, or stadium, including those owned or
operated by a college or university:
For such a building containing 10,000 to 100,000
square feet of floor area, one loading berth.
For each additional 100,000 square feet of floor
area or fraction thereof in such a building, one
additional loading berth. Each required loading
berth for a building having more than 20,000
quare feet of floor area shall be not less than
ten feet wide by 50 feet in length.
b. Business and professional office or public ad-
ministration building:
For such a building containing 10,000 to 100j000
• square feet of floor area, one loading berth.
For each additional 200,000 square feet of floor
area, one additional loading berth.

c. School, college, university, hospital, sanitarium„
or other similar institutional building; and
hotel, or multiple -family dwelling:
For such a building having 20,000 to 200,000
square feet of floor area, one loading berth.
For each additional 200,000 square feet of floor
area or fraction thereof, one additional loading
berth.
d. Plant or establishment for the manufacturing,
fabricating, assembling, disassembling, ware-
housing, storing, cleaning, servicing, testing
or repairing of materials, goods or services:
For such a building containing 5,000 to 40,000
square feet of floor area, one loading berth.
For such a building containing 40,000 to 100,000
square feet of floor area, two loading berths,

plus one additional loading berth for each ad-
ditional 100,000square feet of floor area or
• fraction thereof. Each required loading berth
for such a building in excess of 10,000 square
feet of floor area shall be not less than ten
feet in width by 50 feet in length.
e. Retail 'store, including furniture and appliance
store, repair shop, wholesale store, or
restaurant:
For such a building loading berths shall be pro-
vided in accordance with the following schedule:

For each additional 200,000 square feet of floor
area, or fraction thereof, over. 250,000 square
• feet of floor area,'one additional loading berth,
not less than ten feet in width by 50 feet in
length.
f. Undertaking establishments or funeral parlor:
For such a building containing 8,000 to 100,000-
square feet of floor area, one loading berth.
For each additional 100,000 square feet of floor
area, or fraction thereof in such a building, one
additional loading berth.
g. Nothing contained in the foregoing Section 8, sub-
sections a. through f. shall be construed to re-
quire the' provision of an off-street loading berth,
in a structure containing less than the minimum
square footage therein provided for such structure.

SECTION 2: All ordinances or parts of ordinances in
conflict herewith are hereby repealed.

SECTION 3: This ordinance shall be in full force and
• effect from and after its passage, approval
and publication in the manner provided by law.
