AN ORDINANCE
Granting variations from the control over use;
accessory buildings and uses; yards, general;
lot area; front yard; side yard; and rear yard
provisions of the Zoning Ordinance as they ap-
ply to property located at 1527 Washington
Street and 835 Florence Avenue
i WHEREAS, on February 18, 1975 the Zoning Board of Appeals conducted a
,public hearing upon the application of Anna M. Becker for variations from the
'control over use; accessory buildings and uses; yards, general; lot area; front
{yard; side yard; and rear yard provisions of the Evanston Zoning Ordinance,
i
;adopted November 21, 1960 as they apply to the property located at 835 Florence
!Avenue and 1527 Washington Street to permit the separation of ownership of the
;property located at the aforesaid Florence Avenue and Washington Street ad-
i'dresses, said property being located in an R3 Two -Family Residence District,
said public hearing having been conducted pursuant to notice and publication
thereof as provided by law; and
jWHEREAS, the Zoning Board of Appeals has recommended that such relief

: be granted;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EVANS-
" TON, COOK COUNTY, ILLINOIS:
SECTION 1: That the application of Anna M. Becker for variations from
the control over use; accessory buildings and uses; yards;
general; lot area; front yard; side yard; and rear yard provisions of the Zoning'
;Ordinance to permit the separation of ownership of the property at 835 Florence
i
!Avenue from the property at 1527 Washington Street and legally described as: i

; Lot 12 and the West seven (7) feet of Lot 13 in Block 6
! in Pitner and Sons Second Addition to South Evanston in
Section 24, Township 41 North, Range 13, East of the
i;
i� Third Principal Meridian in Cook County, Illinois
in conformity with the plat submitted to the Zoning Board of Appeals and
;identified as exhibit No. 5, is hereby granted subject to compliance with all
1 other provisions of the Zoning Ordinance, other applicable laws and the following
I
i conditions:
' 1) that a plat of resubdivision be submitted to the City Council for
ii i
its approval;
2) that the existence of the two -flat at 835 Florence shall be limited

( to a period riot to exceed the life of and/or ovvnership of the said
two -flat by Mrs. Becker, the applicant, plus the expiration of any i
lease in existence at the time she ceases to own the property, said
( leases not to exceed two years in duration, after which time the
i
,.' building shall be deconverted to a single-family dwelling;
3) that a covenant reciting the terms and conditions of the variation

shall be executed by the applicant.
SECTION 2: The Director of Inspections and Permits is hereby ordered ,
and directed to grant such permits as shall be required

1,to effectuate the provisions of this ordinance.
SECTION 3: This ordinance shall be in full force and effect from and
after its passage and approval in the manner provided by
' law.
